The Villages of Windsor is a 422,721 square foot luxury retirement community located in Lake Worth, Florida. It sits on 22 acres and has a total of 318 assisted living apartments, memory care beds, and independent living apartments. The ALF campus has three buildings that are 2-stories each and 324 space parking lot.
Our design team developed a mechanical system comprised of three air-cooled chillers that supplying chilled water to 13 AHUs and 313 FCUs for the residential areas. Each living unit has a duct mounted ionization air purification system and chilled water fan coil with electric heat coils and a local thermostat. The public spaces are equipped with chilled water AHU’s and VAV terminal units with local electric heat/reheat for zone temperature control. The plumbing system is designed per FBC 2010 for a conventional system. The buildings fire suppression is an automatic wet fire protection system in compliance with the NFPA 13. OCI also provided electrical design work for the exterior lighting, entry system, and security system.
