About this Project

As Prime Consultant, OCI Associates, Inc. provided mechanical, electrical, and IT/AV engineering services and construction administration for the renovation of the HVAC system, lighting retrofit, and building modifications. Our team managed the entire design team including the architect, structural engineer, civil engineer, and the MBE subconsultants.

OCI’s team designed a chilled water system to replace the existing direct exchange system. One challenge our team faced was the scope requirement for all new central air handling units to be ducted return while the system in place was not. With team coordination and communication, we designed the duct work to fit throughout the tight building spaces.

The new HVAC system included a 350-ton air cooled chilled water system serving 10 VAV air handling systems and fan coil units throughout the campus. The chilled water distribution renovations included the addition of a complete site-wide chilled water system piping distribution utilizing variable flow primary pumps. The HVAC design consists of a Digital Direct Control building automation system to provide full access for remote operation, monitoring and control of the HVAC systems at the school’s district maintenance building.
Our team also provided designs for the campus-wide lighting retrofit, electrical power design, and complete fire alarm and fire protection systems for the school.

The entire project design, review, bid process, and construction were achieved within ten months from project Sstart. For the best interest of the school, our design team accommodated the construction team so the work could take place during the summer break. The project was completed and ready for teachers and student at the start of the new school year.
